Do you need planning permission for a barbecue hut?

If you’re planning on installing a barbecue hut on your property you may be thinking about planning permission. Generally speaking, for private residences barbecue huts do not require planning permission however there are some exceptions.

Permitted development

Since 2008 barbecue huts, and other outbuildings, have been covered under permitted development. In real terms this means you are automatically entitled to planning permission without having to apply for it. Exceptions to this apply to listed buildings and properties situated on designated land (e.g. national parks and areas of outstanding natural beauty). It also depends on how you are planning to use your barbecue hut. The lift-up sleeping platforms are intended for occasional use and not to be used as permanent or ongoing overnight accommodation. If you are thinking of using your hut for glamping or similar purposes, we recommend you consult with your local planning office to get guidance on the requirements for commercial use in your area.

Boundary conditions

Typically your barbecue hut will need to be sited no closer than 2 metres to your boundary with the exception being our smallest lodge, The Hare. With its’ 7m2 footprint, it can often be installed closer at just 1 metre from your boundary. Your barbecue hut or cabin must not be sited forward of your ‘principal elevation’ i.e. the front of your property, and must not take up more than 50% of your garden space.

Free site visits

Prior to installing a barbecue hut or cabin we will visit your property for a free of charge site survey.  This site survey is crucial in quickly identifying any potential access or installation issues and making a plan to remedy them.  Whilst we cannot provide specific planning permission guidance we will happily offer thoughts and advice on your planned barbecue hut location.

Check with your local authority 

If you’re still unsure whether your barbecue hut requires planning permission the best approach is to check with your local authority.  Different authority areas can have slightly different rules so your local planning officers will be able to provide specific geographical advice.
